RICS Level 3 Building Surveys are recommended for older properties; listed buildings; cob or thatched properties; unusual design or construction systems; conversions and significantly extended or altered properties. This extensive report (formerly called a Structural Survey), is based on a detailed inspection in as much depth as possible without damaging the building or vendor’s property, or involving any destructive examination.
It provides a full picture of the construction and condition. It is an in depth report that examines all aspects of the property, including:

Detailed description of the structure and main components,

Diagnosis and details of significant defects and remedial options,

Details of suspected significant defects with advice for investigation and repair,

Points for your legal adviser to check,

Other relevant considerations concerning safety, locality, environmental considerations,

Colour photos of defects to illustrate shortcomings.
It is normally issued within 10 working days of the inspection and can include an insurance reinstatement valuation and open market valuation, if requested.
Our surveyors have had specialist training in order to provide the most up to date guidance on properties with thatched roofs and thouse built with cob.
The image shown is of a cob house that was surveyed where it was discovered the end gable wall was becoming detached from the rest of the house. The scaffolding was installed to stop the house falling down!
